Civil and sitework take-offs quantify the operations required to prepare, grade, service and externally develop a construction site. The scope may include topsoil stripping, bulk excavation, cut-and-fill volumes, trench excavation, engineered backfill, compaction layers, grading, aggregate subbases, paving, kerbs, drainage and underground utilities. Quantities are derived from site plans, grading drawings, profiles, cross-sections and geotechnical information where available. Interfaces, penetrations and transitions between envelope systems are identified because these details frequently generate pricing omissions.

Interior-finish take-offs convert room layouts, partition types, reflected-ceiling plans, finish schedules and elevations into measurable trade packages. Quantities may include drywall or plasterboard layers, metal framing, insulation, suspended ceilings, acoustic panels, flooring, tiling, skirting, wall finishes, painting and window treatments. Wall and ceiling finishes are segregated by substrate, finish code, height and specified coating system. Flooring is measured by room and material type, with transitions, trims, base details and relevant waste allowances identified separately. This detailed classification supports supplier enquiries, subcontractor comparisons, procurement scheduling and room-by-room cost control.

External-works take-offs quantify the constructed and landscaped elements beyond the primary building footprint. The scope may include fencing, gates, retaining elements, pedestrian paving, hardstanding, kerbs, steps, ramps, bollards, street furniture and other hardscape components. Landscape quantities can incorporate planting beds, turf, topsoil, imported growing media, mulch, trees, shrubs and irrigation components where documented. Materials are separated by specification, thickness, finish and installation zone. Subbase layers, bedding materials, edge restraints and excavation requirements are measured independently so that the complete external-work build-up can be priced rather than only its visible surface.

MEP take-offs quantify the distribution systems, equipment and terminal devices shown on coordinated services drawings and schedules. Mechanical measurement may include HVAC equipment, ductwork by size and material, insulation, dampers, grilles, diffusers and associated fittings. Plumbing take-offs can cover pipework, valves, fittings, fixtures, pumps, drainage and specialist systems. Electrical quantities may include luminaires, switches, receptacles, distribution boards, conduit, cable tray, cabling and low-voltage devices. Items are classified by system, size, specification and installation location. Our take-offs support pricing and procurement but do not replace engineering design, load calculations or statutory system certification.
Our structural-steel take-offs provide a systematic quantification of the primary and secondary steelwork defined within structural drawings, schedules and specifications. We measure beams, columns, channels, angles, hollow sections, plates, bracing, metal decking, stairs, ladders and miscellaneous steel by member designation, length, count and calculated weight. Base plates, connection plates, stiffeners, bolts and other connection components are included where sufficient connection detailing is provided. Quantities may also be organised by level, sequence, steel grade or erection zone to support procurement and tender analysis. Structural-steel take-offs are estimating documents and do not constitute fabrication drawings, connection design or structural certification.
